Good morning Steve. For two decades I have expressed the view that if the internal rate of interest is below the rate of inflation, you will get excess asset appreciation. Developers, homeowners and investors need to give up their ill gotten gains. Cheers Rick

Capitalism enables those that choose and hv means to innovate, build and invest in a variety of ventures that all have associated risks.

Without the potential to gain, where is the incentive to attempt new ventures, employ people AND invest and provide rentals that some unfortunately cannot attain.

Reviewing government policies that make housing so very costly and time consuming to complete is one of the impediments .

Understandably the governments at all levels “ react” to the news of the day, but the various taxes recently introduced should potentially have been in place over the longer term along w longer term strategies to forecast demand and supply.

Anything that is now put in place will be a burden to all…. Forward thinking and planning are difficult but MAY have mitigated some of the chaos we now face.
