One of the simple factors that is being overlooked is demographics. The condo industry was built on mass immigration and that has been substantially cut back. In the first half of 2025 BC has actually had a very slight population decline. Meanwhile purpose built rental units are coming online in unprecedented numbers.

With unemployment, particularly in politically sensitive Ontario, starting to rise immigration is likely to be throttled even further. If Trump proceeds with his promise to kill Canadian auto, steel and aluminum jobs we are looking at devastating rates of unemployment and the likelihood is that immigration will be further decreased while emigration will continue to pick up.

This may simply be the old song of supply and demand. Declining rents is certainly the canary in the coal mine here.
